Sun Resorts Analyzes Mullet Bay Beach Ruling as Government Prepares Next Steps

PHILIPSBURG – Real estate developer Sun Resorts has responded to the recent court ruling regarding Mullet Bay Beach, which confirmed that the popular beach area is public property. The company says it is currently conducting a detailed analysis of the decision and its practical and legal consequences.

The ruling has raised questions within the community regarding public access, ongoing activities at the beach and the future of property rights in the area. Sun Resorts acknowledged these concerns and called on all parties to avoid speculation and unilateral actions while the implications of the judgment are being reviewed.

According to the developer, it remains committed to working on a future master plan for Mullet Bay. The plan will take into account the environmental and cultural values of Sint Maarten, while considering the long-term development of the area.

“We understand that this decision raises important questions among residents and visitors,” the company stated, emphasizing that further clarity is needed before decisions are made about the future management of the area.

Government reviews legal options

The government of Sint Maarten is also focusing on the next steps following the court decision. Together with its legal advisers, the government is studying the full ruling in order to determine the appropriate strategy.

The government has identified two main priorities moving forward.

The first is to establish the exact legal boundaries of what is considered “the beach” under the ruling. The second is to create a legal framework that guarantees public access to Mullet Bay Beach permanently.

According to the government, the objective is to ensure that both residents and visitors will continue to have free access to the beach in the future.

Mullet Bay Beach is one of Sint Maarten’s most popular coastal areas and has long been at the center of discussions surrounding development, environmental protection and public access. The latest ruling is expected to have significant implications for the future management and development of the area.
