Baoase Group Launches Casa Kalma, Ten-Villa Luxury Development at Santa Barbara

Local, Tourism, | By Correspondent October 2, 2026

WILLEMSTAD – The Baoase Group is expanding its presence in Curaçao’s luxury market with Casa Kalma, a new residential development consisting of only ten high-end villas at Santa Barbara Plantation.

The project has been designed by award-winning Athens-based architectural studio Block722 and marks the firm’s first residential development in the Caribbean. The concept combines contemporary architecture with Curaçao’s natural surroundings, emphasizing privacy, natural materials and indoor-outdoor living.

Casa Kalma will consist of three different villa types on large privately owned lots. The homes will be delivered fully furnished and turnkey, with landscaped gardens and private swimming pools. The development is being positioned at the upper end of Curaçao’s residential real estate market.

One of the designs, the single-story Type 02, offers approximately 332 square meters of living space and four en-suite bedrooms, including a master suite overlooking the swimming pool. Asking prices for that model start at approximately US$3.16 million, according to the current property listing.

The location within Santa Barbara Plantation gives residents access to a range of existing amenities. These include a private beach, the Pete Dye-designed Old Quarry Golf Course and proximity to the Santa Barbara Marina, Spanish Water and Yacht Club. The residential community also provides professional 24-hour security.

The project is being developed by Valconie Brothers, the company associated with the Baoase Luxury Resort. According to information released about Casa Kalma, the development is built around a “slow living” concept that combines Mediterranean-inspired minimalism with Caribbean surroundings.

Casa Kalma will also target buyers looking at Curaçao property as an investment. Owners will have the option of placing their villa in a professional rental program managed by the Baoase team, allowing the residence to generate rental income when it is not being used privately.

The development adds another major luxury residential project to the Santa Barbara area, which has increasingly attracted high-end real estate investment because of its gated setting, coastal location, golf course and marina infrastructure.

Pre-sales for the ten Casa Kalma villas have now begun.
